WHATALOCATION will make its first micro-app available to the general public in the middle of the fourth quarter of this year. Micro apps are individual exclusive features from WHATALOCATION's software that function as standalone solutions outside the software environment. The first micro-app to be rolled out will be the Exposé Reader, which allows anyone to automate the evaluation of broker exposés of commercial listings in just a few steps in an AI-driven way, enriching them with insights and matching them with the company's expansion strategy.

Not every company is ready to invest in enterprise software yet. Micro apps from WHATALOCATION are a welcome alternative because they make a specific function available to everyone for a fraction of a software license. The selected micro-apps serve a large target group and help solve widespread challenges in the market. The main task of our micro apps is to massively streamline operational processes so that users save a lot of time and control data-driven decision-making processes.

Exposé Reader - the first micro app

In recent months, expansion managers from various companies have repeatedly reported that it is extraordinarily time-consuming to evaluate real estate exposés submitted by brokerage houses, whether or not they need to take a closer look at the offer. Even if a proposal meets the real estate search criteria, the location may not be suitable. Often, A+++ locations are evaluated based solely on the quantity of foot traffic, even though we now know that much more data should play a role in a valid evaluation. De facto, no one can not filter out good from a lousy expansion opportunity quickly and validly. The Exposé Reader from WHATALOCATION solves this problem.

How does the Exposé Reader work?

Fully automated, our AI PULSE reads out the broker's PDF document and creates a report for the exposé, which is then sent back to the user by email. The user must only create a profile with his search criteria and fill out a short questionnaire once. Our system then generates the user's personal email address, which is linked to his account. If an exposé is sent to this address, the user will not be informed at first because we want to ensure that only suitable offers reach the expansion manager. If the system recognizes a suitable offer, the exposé, including a comprehensive location analysis, is sent to the user. The user can find sorted out exposés in his user account.

What does the Exposé Report contain?

The created report should close the data gaps of the exposé. PULSE enriches the exposé with all critical information to make valid decisions. The report takes into account details about anchors and competitors in the neighborhood, various indices(accessibility, attractiveness, tourism, and pedestrian frequency), the catchment area of the location, different information about the population, possible market shares to be developed, cannibalization, a comparison with existing stores that are subject to the same location profile (cluster) and of course which real estate criteria are met. Users of the WHATALOCATION software even receive a sales forecast. In the long term, estimating the asking rent will also be possible.
